Our strategy is to acquire quality land assets in growing markets where the potential for development has been clearly demonstrated. Our acquisitions are completed without the use of debt, and at prices representing significant discounts from intrinsic value. These “buy-and-hold” assets are purchased solely for appreciation purposes and will not be developed or leveraged at any point during the holding period.
We invest in diverse, robust markets that have demonstrated sustainable economic growth. The regions that meet our criteria have established a resilience to market downturns and have a proven ability to recover quickly from recessionary periods.
By utilizing 100% equity and no debt, carry costs are minimized and the likelihood of a forced or depressed sale is virtually nonexistent. Further, by focusing predominantly on land, we substantially eliminate the real-estate-related risks traditionally associated with development, construction, lease-up, bad debts and property management.
The Stealey Company manages all details related to the transaction cycle. Leveraging the support of our attorneys, accountants and other professional service providers, we direct all efforts involving the following:
- Market research
- Municipal and civic evaluation (services, zoning, incentives)
- Target-property identification
- Infrastructure assessment (utilities, transportation)
- Financial analysis
- Negotiation of contract terms
- Property inspection and due diligence
- Closing coordination
- Administrative management subsequent to acquisition
Once we have evaluated an opportunity and entered into a purchase contract, a Limited Liability Company (LLC) is formed for the sole purpose of holding the asset. We then initiate the capital-raising process, which includes developing the detailed Offering Document and sharing the offering with our investor base.
Upon raising 100% of the required capital, we close on the property and the investors become members of the LLC, proportional to the amount invested. The Stealey Company carries an interest in the LLC and serves as the company’s Administrative Manager. Major decisions, such as the decision to sell the property, require a majority vote of all members.
Our model is designed to identify the highest-quality assets with the lowest amount of risk and the greatest potential for returns. Our intent is to hold the asset until it can be sold at a price generating an annualized rate of return to our investors of 15-20%.
